The service was installed as base-building work for a production tenant: 1,600 amps at 120/208 volts, dedicated and direct-metered to Con Edison. That is roughly 37 amps per 1,000 rentable square feet, and very little space in Long Island City can match it.

The air-conditioning plant stays. The in-suite restrooms on both floors stay. You inherit them.

We deliver Skillman as a white box: four solid walls, a clean environment, and the base systems in place. No premium finish that you will tear out anyway.

The existing layout takes units from 500 to 10,000 square feet. The finished second floor is the reference, and you can walk it before you sign.

The neighborhood

One stop from Manhattan.

Long Island City is the first stop east of Midtown on the 7, the E, and the M. The three buildings sit between Hunters Point and the Sunnyside border, close to the waterfront and the Queens Midtown Tunnel.
